General booking conditions

Booking conditions Naturaki Reservations, SL, here in after Naturaki:

1. Cancellation of the booking

The cancellation of the reservation will lead to retain the following amounts:

– 50% of the deposit, when the cancellation of the booking is made more than thirty days prior to the check in date.

– 100% of the deposit, when the cancellation of the booking is made less than thirty days prior to the check in date. Should we reoccupy the house for the same price for which you made the reservation, we will only retain 50% of the deposit.

-Not showing up or not cancelling with at least 48h of anticipation, implies having to pay the 100% of the total amount of the booking.

In case of circumstances beyond the control of the customer or due to force majeure, the same criteria as for cancellations shall be applied.

2. Changes in bookings

We only accept changes in reservations (date or house) before 72 hours have passed after recieving the confirmation and always missing more than 15 days for the check-in. We don’t accept changes to delay the booking or retain the money for future reservations.

If you want to make a change and there is availability for the same house, Naturaki can offer to advance the booking (we mean coming before the date for which   the booking was made). In case there is no availability or the customer does not accept this change, the reservation shall be considered as cancelled.

For small changes such as adding/removing dogs, changing number of people, adding a cot or any other extra services, directly contact Naturaki to modify the booking.

3. Allowances for waiver of the stay

Should the clients leave the tourist accomodation prior to the date until they had booked, they must pay the total amount of the remaining days.

 4. Arrival and departure times

Check in time is between 17:00 – 20:00 pm and check out before 11:00 am during high and extra seasons. On Sundays, you can enjoy the “late check-out”, until 17:30.

Some owners may allow an earlier check-in, in this case you should get in touch with them and agree upon this and also the delivery of the keys (if the owner has availablility, they are not obliged whatsoever).

5. Payment

At the time of booking and must make an advance payment of 25% of the total (40% if the booking amount is over 3000 €). If after 3 days of confirmation not received the advance payment Naturaki reserves the right to cancel your reservation without prior notice.

The remaining amount is payable upon arrival in cash, along with the  tourist tax. In case the accommodation is within the category of housing for tourist use, the tourist tax will be 1 € per night per person over 16 years old, payable for a maximum of 7 nights. In case the accommodation is within the category of Rural Tourism Accommodation, the tourist tax will be 0,50 € per night per person over 16 years old, payable for a maximum of 7 nights.

6. Customer Obligations

The occupation of the property is limited to the number of people listed in the contract, including children (who no longer need a cot and are older than 2) and persons for the purpose of the occupation. The owner or person responsible for the tourist accomodation reserves his right to deny access to the property in case of exceeding the maximum capacity. Should we detect during your stay that there is a greater number of people than authorized, the booking will be automatically canceled and we reserve the right to proceed with the eviction from the tourist accommodation. In case of visits at the house during your stay, please advise.

The tenant is obliged to leave the house in proper conditions. This includes (approximately) cleaning the dishes, taking out all food from refrigerator and taking out the garbage. If the tenant does not leave the accommodation in the aforementioned state, the owner reserves the right to cover any extra cleaning costs from the deposit fee.

The tenant must respect the neighbours and the rules of the Homeowners association to which the property is affiliated. In case of negligence or inappropriate behavior, Naturaki and the owner reserve the right to cancel the lease with immediate effect and without notice. In this case, Naturaki is not obliged to return any of the amount of rent paid by the customer. For the welfare of the residents, we do not allow organising disco parties, carrying music gadgets (including small speakers) apart from those of the house, using speakers or playing music outside of the accommodation.

7. Deposit

We charge a security deposit fee of 300 €, to be paid upon arrival at the house, in cash or by credit card (depending on the house). It will be returned to you within 48h after the check-out, in order to give us time to check the state of the accommodation. If you pay it by credit card, we will return it on the same credit card. If you pay in cash, we will return it through a bank transfer to an account you must provide..

In case of damages – leaving the house dirty, not taking out the garbage, throwing cigarette butts on the floor or garden, throwing objects in the pool or misusing it, letting the dogs up on the sofa or using the blankets for them and any misuse of the house that represents extra hours of cleaning or not complying with any of the aforementioned customer obligations – Naturaki an the owner reserve the right to withhold from the deposit fee the necessary amount to cover the costs of the damage caused or the extra hours of cleaning. If damages exceed the amount mentioned, the owner and Naturaki can take appropriate legal action.

8. Home inventory

The houses have all the necessary equipment for the people who are lodged. If at your arrival you notice things are missing (cups, plates, etc), please notify the owner immediately. Likewise, if something breaks during your stay, please contact the owner and ensure its replacement.

At your arrival at the touristic accommodation, you will find a small cleaning kit that includes the minimum necessary to begin your stay (garbage bags, matches, dishwasher, cloth …).

9. Booking Confirmation

Any reservation made with Naturaki is always manually verified to confirm that all aspects of the booking are correct (price, persons and characteristics). Once your booking has been verified and payment has been recieved, we will send a booking/payment confirmation email to the  customer. The reservation is considered as confirmed by Naturaki once the booking/payment confirmation email is sent and in no case before.

If there is any irregularity with your booking and this is not accepted by Naturaki, if any downpayments have been made, the amount will be fully refunded.

10. Villas with swimming pool

The houses that have a swimming pool, it will be open from Easter until the last weekend of September. The houses that have an inflatable pool, it will be open from June 24th until the last weekend of August.

11. Distance check in

The distance check in is the choice for customers arriving outside of office hours (Monday to Friday from 10am to 14pm and from 16pm to 20pm, except in July and in August) or who want to go directly to the house without coming to our office before.

To make the distance check in, you must notify at least 4 days prior to your arrival, in order to sign the contract and make the outstanding payment (deposit and tourist tax included). Once the documents and payment have been received, we will send you the instructions to access to the house.

12. Reservations through agencies or tour operators

At Naturaki we work solely with the end user, therefore, we do not accept reservations made through travel agencies or tour operators who add an extra commission to the price that is advertised on the web and / or that do not provide the final client’s information, since it is to them whom we send all the information. This allows us to ensure full transparency to the final customer with what they will find in our homes. If you want to work with us, you can do it as an affiliate. Should we detect that the information of the reservation is not the one of the final customer we reserve the right to cancel it.
